Abstract

This paper presents a comprehensive analysis of condominium delinquency and the solution offered by guarantor companies. Based on detailed research, the challenges faced by condominiums due to delinquency and the difficulties of property managers in extrajudicial and judicial collections were explored. Subsequently, the legality and effectiveness of the solution proposed by guarantor companies were examined. The study encompassed the historical origin of condominiums, the definition and legality of condominium fees, and a thorough analysis of the benefits and economic viability of hiring a guarantor company. Through comparative examples, it was demonstrated that adopting the guaranteed revenue service significantly reduces the costs associated with condominium delinquency, providing a more stable financial management. It is concluded, therefore, that guarantor companies represent an effective and legal solution to condominium delinquency, contributing to the legal security of condominiums and promoting a more harmonious environment for residents.
